| Grounds Maintenance Technician |
| I. Basic Function Performs routine tasks, normally repetitive in nature, required to effectively sustain a peak level of cleanliness and neatness of the property's physical appearance and curb appeal. Responsible daily for picking up and cleaning the entire community exterior including amenities and common areas using company-supplied materials and equipment and following manufacturer's directions for same. Ensures peak appearance of the property exterior at all times. Provides non-technical support to other on-site staff positions. Provides support to the maintenance staff and rotates emergency on-call duty with maintenance supervisor and maintenance technicians if requested. II. Relationship Reports to Maintenance Supervisor and On Site Manager. Maintains a positive attitude with on-site management and office personnel, other service technicians and residents of the property. Participates fully in staff meetings and designated company training programs. III. Responsibilities
IV. Qualifications Education/Experience Prefer high school graduate, although this is not mandatory. Previous groundskeeping experience helpful and desirable, but not required. Ability to perform his/her duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner. Ability and willingness to maintain a clean, neat, well-groomed professional appearance. Job requires company-approved attire. Must be honest, trustworthy, enthusiastic and team/project oriented. Must be customer service oriented and genuinely support and promote good resident relations and service to the staff and residents. V. Physical/Mental Requirements: The grounds person position requires the following physical and mental capabilities to be performed: Constantly (66% to 100% of the time) Being on foot, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing or pulling, reaching above shoulder height, grasping, gripping, turning, lifting and carrying 1-25 lbs. items, performing general and detail observation, working outdoors in all conditions, working at above ground height, using finger dexterity, operating equipment or tools, following instructions, reading and/or comprehending manufacturer and product label directions, communicating with other staff members, and using adequate vision and mobility. Frequently (33% to 66% of the time) Observing things clearly beyond an arm's reach, lifting and carrying of items weighing 25-75 lbs. Occasionally (1% to 33% of the time) Working indoors, driving vehicles, lifting and carrying (with assistance) items weighing 75-150 lbs. |
